KM Land to embark on RM10b project in Pahang

    PETALING JAYA: Property developer KM Land Group is preparing for its next big project, a 920-acre mixed development in Pahang, close to Cameron Highlands, said its founder and managing director Kee Lian Yong.
    The developer, which recently handed over keys to Block A of its One Residence @ Sekinchan condominium, plans to develop the 920-acre plot into a resort with a focus on agriculture to take advantage of eco-tourism in the area.
    "We are working on the proposal and getting approvals now. We hope to go to the market in early 2015," he told SunBiz.
    Kee said the project will have an estimated gross development value (GDV) of RM10 billion and will be developed in phases over 10 years.
    "We want to build a place to stay, play, shop, eat, with fun and education components in one place. There will be activities such as adventure trekking, agriculture, a theme park, a water park and 200 acres of farms," he said.
    "We haven't confirmed it yet but we may be the master developer for the project and joint venture (JV) with other companies for certain phases. We are open to both foreign and local partners for the JV portions but what we can do on our own, we will," he added.
    Kee said funding for the project will be a combination of internal funds and bank borrowings.
    Besides the Pahang project, KM Land was also invited by the government of China to participate in a JV with San Ming Shaolin Martial Arts & Academic School for the expansion of the martial arts institution located in Fujian Province, China.
    The expansion plan includes a 113,316 sq metre college that accommodates up to 5,000 students and 118 lecture villas. The project takes up 50 acres, with a GDV of RM500 million and will be completed in three years.
    Established in 2010 by Kee and his siblings, KM Land already has several projects under its belt, namely One Kesas in Klang, One Residence @ Sekinchan, SB Perdana in Sabak Bernam and Sungkai Perdana in Sungkai, Perak.
    Its maiden project was Sungkai Perdana, a 75-acre township with a RM200 million GDV while SB Perdana is a RM40 million business hub catered to small and medium enterprises.
    The group is currently busy with its second JV with Selangor State Development Corp (PKNS), a commercial centre named One Kesas in Pandamaran, Klang. The RM320 million project is scheduled for completion by end-2015.
    "We are small, but it gives us time to think about the little details in every project, to value add and we are now more ready for a transformation," said Kee.
    He said it is in talks with parties for more land and JVs, with a focus on locations in Selangor, Perak and Pahang.
    "In the near future, once we have sustainable income, we plan for a corporate exercise by leveraging on the Pahang project, maybe in the next two years."
