PETALING JAYA: I-Berhad (I-Bhd) is accelerating its transformation of i-City into an artificial intelligence-driven urban ecosystem as the group targets new long-term growth opportunities anchored on technology, property and recurring income streams.
Under the strategy, i-City is being repositioned as a multi-layered urban platform in which real estate, digital infrastructure, and intelligent systems operate within an increasingly integrated environment.
The group said the model reflects a broader shift towards embedding artificial intelligence and automation across core urban functions, including building management, mobility, lifestyle services and commercial operations, with the aim of improving operational efficiency while unlocking new technology-enabled revenue opportunities over time.
The strategy was outlined at the group’s 59th annual general meeting today, alongside a stronger performance in 2025 (FY25).
The group’s revenue for FY25 rose 45% to RM322.7 million, while profit before tax surged 74% to RM74.6 million, driven by contributions across property development, hospitality, leisure and investment segments.
The improved performance reflects a more diversified earnings base, with non-
property segments playing a larger role in supporting profitability as i-City continues its transition towards a destination-led and experience-driven ecosystem.
Against this backdrop, the group said its next phase of growth will be defined by deeper integration between physical developments and emerging AI capabilities, positioning i-City as a long-term platform for innovation-led urban living rather than a conventional ultrapolis developer.
I-Bhd said the group is entering a new development phase following the rollout of the AI World Experience Centre (AIWEC), which serves as the group’s first operational platform integrating AI and robotics into real-world urban applications within i-City.
Building on this foundation, the group is advancing its AI ecosystem through collaborations with Mesiniaga Bhd, Singapore-based TwinMatrix and China’s AgiBot.
The partnerships are aimed at embedding robotics, AI agents, wellness technologies and intelligent building systems into a unified, continuously evolving urban framework.
The board believes this ecosystem approach will create new technology-enabled revenue opportunities while strengthening the long-term value of the group’s property, hospitality and investment assets.
i-City currently has a remaining development pipeline of about RM5 billion.
I-Bhd said its AI ecosystem strategy is expected to diversify income beyond conventional property development and strengthen i-City’s positioning as a destination for innovation-led urban living.
Non-executive chairman Tan Sri Lim Kim Hong said the group remains focused on disciplined execution and cost management while investing in long-term structural opportunities.
“For more than two decades, we have focused on building destinations. Today, we are building intelligent environments where property, technology and everyday experiences come together to create lasting value.
“AI and robotics are not separate businesses for i-City – they represent the next layer of value creation that will enhance our existing assets and create new recurring income opportunities.”

As Malaysia advances its national AI ambitions, i-City is positioned as a testbed for intelligent urban technologies, bridging innovation with real-world living environments.
“We are no longer defined solely by what we build, but by what our developments enable people to experience,” Lim said.
