The eStrata digital platform will transform strata management with AI integration, replacing manual systems for 157 local authorities nationwide.
CYBERJAYA: The eStrata system, an integrated platform to manage, monitor and securely store housing data, was launched today with full implementation scheduled for next year.
Deputy Minister of Housing and Local Government Datuk Aiman Athirah Sabu said eStrata replaces the manually updated eCOB system previously used by Commissioners of Buildings.
“This new system fulfils the current need for a comprehensive, structured and efficient national-level platform for strata management,” she said during the launch ceremony.
She emphasised that eStrata represents a revolution in strata management rather than merely being a digital system.
The integrated platform organises and stores complete data including parcel ownership, financial reports, meeting minutes, by-laws and building insurance.
“More importantly, this system integrates with the Housing Integrated Management System, enabling earlier and more accurate capture of developers’ and owners’ records,” she added.
Artificial Intelligence integrated with OpenAI enhances the system’s capabilities for real-time management guidance.
Commissioners of Buildings and management bodies can access immediate advice based on the Housing and Local Government Ministry’s knowledge base.
Aiman Athirah stated this centralised database will help the government formulate more accurate, responsive and comprehensive policies.
The eStrata system will be used by 157 local authorities nationwide including developers.
“We are confident that strata management issues will be handled more effectively through eStrata,” she told a press conference.
Developed to simplify administrative tasks, eStrata enhances monitoring capacity of Commissioners of Buildings in Peninsular Malaysia and Labuan.
The digital system enables more efficient monitoring of developers and management bodies under the Strata Management Act 2013.
