Tropicana makes a splash in Langkawi with Merissa serviced suites

PETALING JAYA: Real estate company Tropicana Corporation Bhd has launched the Merissa Serviced Suites, which is part of its Pantai Cenang integrated mixed development in Langkawi.

Merissa comprises 60 beachfront homes in a low-rise serviced suites tower. Merissa stands out from the rest as the epitome of resort living offering large, fully furnished units with sea views and various resort themed facilities.

Merissa offers built-ups from 1,066 sq ft to 1,303 sq ft in duplex, intermediate and corner units with two and three bedroom layouts. Completion is projected for March 2026.

“Our latest second phase, Merissa offers the best of both worlds – strategic location, fully furnished with low-density seafront units that are suitable as holiday homes. Based on our market analysis and benchmarking with neighbouring upscale hotels, the average daily rate (ADR) per day hovers from RM360 to RM1,100 – depending on the size and standard of the hotel room.

“Langkawi records the highest ADR in the country which will spur positive yields on the short-term rental stay rates for developments such as Assana and Merissa that offer family and group-sized accommodation options. With these observations, the property rental yield stands at an average 9%, making our Langkawi development a good investment decision,” said Tropicana marketing & sales and business development executive director Ixora Ang.

The Merissa is the second phase of the Pantai Cenang development; the first was the Assana Serviced Suites, which has seen a 90% take-up rate.

The Assana Serviced Suites comprises 831 signature homes in a 39-storey residential tower, with built-ups from 380 sq ft. It is also projected for completion in March 2026.

The 5.28-acre Tropicana Cenang integrated mixed development is located close to the Langkawi International Airport, the ZON Duty Free, Underwater World Langkawi and other facilities. It also enjoys direct access to the vibrant Pantai Cenang beach front and a scintillating view of the Andaman Sea.
